Tim Slattery, Managing Partner at ASA Real Estate Partners, recently joined Angela Ashton on The Rating Run-Down podcast by Evergreen Ratings to discuss the ASA Diversified Property Fund which was holds a ‘Commended’ Rating by Evergreen Ratings.
Tim outlines how ASA approaches recent market volatility leveraging the depth of ASA’s investment team’s experience across decades of property market conditions, the importance and resilience of dependable income from properties such as well leased convenience retail assets and the inflation linked features embedded in many leases held within the ASA portfolio.
He pointed to strong occupancy levels, long lease durations, and prudent interest rate hedging as key factors supporting income resilience. Angela added that essential services tenants had continued to demonstrate defensive qualities and that real assets remained particularly relevant in stagflationary environments. The conversation explores broader commercial property trends, including the impact of AI and shifting office demand. Tim comments on the market views regarding the impact on office demand, maintaining that high quality office space will remain important well sought after by leading organisations, while also expressing some caution around the fast growth of data centres where long-term returns are not yet fully established.
They also touched on sector selection, sub-market conditions, tenant quality, cap rate spreads, and the need to carefully evaluate incentives provided to secure tenants and risks. Both Tim and Angela emphasised the importance of gearing, investment manager capability, governance, and investor alignment. Angela also highlighted the value of having an independent trustee and responsible entity when assessing pooled investment vehicles.
